Limited Warranty Overview

Asbury Homes, LLC provides a Limited Warranty to the original owner for improvements constructed or installed on the home. Coverage begins on the Commencement Date and applies to covered items within the timeframes listed below.

Coverage (1 Year)

  • Defects in materials and workmanship for interior components not covered elsewhere (floors, seams, ceilings, walls, concrete, and other internal structural components).
  • Defects in materials and workmanship for systems installed or constructed by Asbury (plumbing, heating, fireplace system, electrical wiring, and septic tank if applicable).
  • Correction of excessive ground settlement.
  • Covered defects may be repaired or replaced at the contractor’s discretion in a workmanlike manner.

Manufacturers’ Warranties

Manufacturers’ warranties for appliances and equipment installed by Asbury are passed through to the homeowner.

Common Exclusions (Summary)

The Limited Warranty includes exclusions and conditions. The list below is a high-level summary; please reference the PDF for the complete list.

  • Damage caused by lack of maintenance or failure to follow the Homeowner Maintenance Guide.
  • Consumer products covered under manufacturer warranties (appliances, furnaces, AC compressors, etc.).
  • Normal wear and tear, abuse, or homeowner/third-party work.
  • Material characteristics and normal settling/expansion/contraction (some caulking gaps, drywall cracks, etc.).
  • Weather and environmental conditions (ice dams, earth movement, pests, mold, water intrusion, drainage/standing water).
  • Concrete cracking within tolerance and cosmetic variations typical of concrete and paint.
  • Landscaping and live plant material (trees, shrubs, sod, grass).

Warranty Request Process

  • All warranty requests must be submitted in writing.
  • Submit within three (3) business days of discovering a defect, and within the applicable coverage period.
  • Warranty requests are not accepted by phone call, voicemail, or text message.

Top Maintenance Priorities

  • Grading & drainage: Maintain positive slope away from the foundation and avoid over-watering landscaping.
  • HVAC filters: Change filters every three months to protect heating and cooling performance.
  • Freezing prevention: Keep home heated in winter; avoid leaving hoses attached during freezing conditions.
  • Concrete care: Sweep when possible; avoid thermal shock and keep salt/ice off concrete surfaces in winter.
  • Irrigation: Blow out sprinkler lines in fall; clean filters and ensure water does not spray the home.
  • Interior finishes: Some minor cracks/separations can occur with normal settling and may require caulking/paint touch-up.
